STATE OF MISSISSIPPI COUNTY OF FORREST
NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS Ronald David Roberts, executed a Deed of Trust to Nicole T. Lewellyn, Trustee for PriorityOne Bank, Beneficiary, filed for record on January 12, 2018, and recorded in Deed of Trust Book 2158 at Pages 86-91 in the office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, F. Douglas Montague was substituted as Trustee by Appointment of Substitute Trustee dated March 18, 2020 and recorded on April 6, 2020 in Deed of Trust Book 2277 at Pages 381-383 in the office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, Default has been made in the payment of the indebtedness secured by said Deed of Trust and the holder has declared the full amount due and owing and has requested the undersigned Substitute Trustee to foreclose said Deed of Trust for the purpose of paying said indebtedness; and
NOW, THEREFORE, I, F. Douglas Montague, Substitute Trustee in said Deed of Trust, will offer for sale and will sell on June 2, 2020 within tile hours of 11:00 a.m. and 4:00 p.m., at public outcry to the highest bidder for cash, at the Northeast Main Door of the Paul B. Johnson Chancery Building, 641 Main Street, Hattiesburg, Mississippi, the real property situated and being in Forrest County, Mississippi, and described on attached Exhibit “A.”
SUBJECT to the prior reservation of all oil, gas and other minerals in, on or under the above described land.
SUBJECT to any and all rights-of-way and/or easements for public roads and/or public utilities located on, over and across the above described land as shown by the Land Deed Records on file in the office of the Chancery Clerk of Forrest County, Mississippi.
I will convey only such title as is vested in me as Substitute Trustee.

Legal Description
A parcel of land being described as: Beginning 713 feet South and 545 feet West of the Northeast Comer of the Northeast Quarter of the Southeast Quarter of Section 2, Township 4 North, Range 13 West, thence run West for a distance of 57.5 feet, thence run North for a distance of 150 feet, thence run East for a distance of 57.5 feet, thence run South a distance of 150 feet, back to the Point of Beginning.
