SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF Lamar
WHEREAS, on the 13th day of April, 2007, David A. Pace and Rita Pace, husband and wife, executed and delivered a certain Deed of Trust unto Charles E Greer, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for EquiFirst Corporation, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Lamar County, Mississippi in DT Book 1041 at Page 475; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to GSMS Loan Trust by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 1711 at Page 244; and
WHEREAS, on the 17th day of March, 2020 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 1787 at Page 446: and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 28th day of May, 2020, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the east front door/steps of the Lamar County Courthouse, William J Gamble III Chancery Court Building at Purvis, Mississippi, for cash to the highest bidder, the following described land and property situated in Lamar County, Mississippi, to-wit:
Commencing at the Northeast Corner of the Northwest Quarter of the Southwest Quarter (NW1/4 of SW1/4) of section 3, Township 5 North, Range 16 West, Lamar County, Mississippi, thence run South for 666 feet, thence run West for 329 feet to the East right-of-way of the I.C.R.R., thence run North 16 degrees 30' West along said East I.C.R.R., right-of-way for 988 feet to and for a Point of Beginning; thence continue along said I.C.R.R. right-of-way North 17 degrees 50' West for 572 feet; thence run South 66 degrees East for 556 feet to the East margin of a paved county road.; thence run South 23 degrees 30' West for 90 feet along the East right-of-way of paved road; thence continue South 25 degrees West for 260 feet along the East right-of-way of said road; thence run West for 179 feet back to the Point of Beginning, said parcel containing 3.39 acres, more or less, and located in the Southwest Quarter of the Northwest Quarter (SW1/4 of the NW1/4) of Section 3, Township 5 North, Range 16 West, Lamar County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
