SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF Lamar
WHEREAS, on the 31st day of August, 2007, William C Struss and Belinda R Struss, husband and wife, executed and delivered a certain Deed of Trust unto ReconTrust Company, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Countrywide Bank, FSB, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Lamar County, Mississippi in DT Book 1071 at Page 733 and rerecorded in DT Book 1073 at Page 257; and
WHEREAS, William C Struss and Belinda R Struss, husband and wife is also known as William Struss and Belinda Struss per the land records of Lamar County, Mississippi; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust, not individually but as trustee for Pretium Mortgage Acquisition Trust by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 1789 at Page 509; and
WHEREAS, on the 5th day of May, 2020 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 1796 at Page 728; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 18th day of June, 2020, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the east front door/steps of the Lamar County Courthouse, William J Gamble III Chancery Court Building at Purvis, Mississippi, for cash to the highest bidder, the following described land and property situated in Lamar County, Mississippi, to-wit:
Lot 105, Dandridge at BentCreek Subdivision, Lamar County, Mississippi, as per the official map or plat thereof on file in the office of the Chancery Clerk of Lamar County, Mississippi; together with all improvements thereon and appurtenances thereunto belonging.
I will only convey such title as is vested in me as Substitute Trustee.
