TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 8, 2012, Dean J Williams and Bobbie J Williams, executed a deed of trust to R. Andrew Foxworth, trustee for the benefit of Citizens Bank, which deed of trust is of record in Book 1346, at page 505, of the land deed of trust records as contained in the office of the Chancery Clerk of Lamar County, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Citizens Bank, the legal holder of said indebtedness, having requested the undersigned trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees, and expenses of sale.
NOW THEREFORE, I, R. Andrew Foxworth, trustee in said deed of trust, will on the 24th day of July, 2020, between the hours of 11:00 A.M. and 4:00 P.M., being legal hours of sale, offer for sale at public outcry at the main front door of the William J. Gamble, III, Chancery Court Building of Lamar County, Mississippi, in the City of Purvis, Mississippi, to the highest bidder for cash, the following described land and property situated in Lamar County, Mississippi, to wit:
A parcel of land containing 2.00 acres, more or less, and located in the SE¼ of the SE¼ of Section 19, T5N, R16W, Lamar County, MS, and being more particularly described as follows:
Commence at the NE Corner at the SE¼ of the SE¼ of said Section 19; thence run S 00°17'06"" E and along the eastern forty line of the said SE¼ of the SE¼ for a distance of 905.21'; thence run S 89°42'20"" W 332.95' to the POINT OF BEGINNING; thence continue S 89°42'20"" W 384.95' to the eastern right-of-way boundary of Hickory Grove Church Road, said point also being a point on a non-tangential curve; thence run along said right-of-way boundary and also said non-tangential curve, said curve having a delta of 25°14'56"" right, a radius of 455.00', an arc length of 200.51', and a chord having a bearing of N 03°58'35"" E and a length of 198.89'; thence run N 16°36'03"" E and along said right-of-way boundary for a distance of 85.51'; thence run S 72°55'22"" E 361.79'; thence run S 00°17'06"" E 172.14' back to the POINT OF BEGINNING.
The undersigned trustee believes his title as such trustee is good, but he will convey only such title as is vested in him as trustee.
