NOTICE OF SALE

COUNTY OF LAMAR
WHEREAS, on February 27, 2018, Jason Thomas Cross executed a deed of trust to First American Title Insurance Company, Trustee for Vanderbilt Mortgage and Finance, Inc., Beneficiary, which deed of trust was recorded March 9, 2018, in Deed of Trust Book 1673 at Page 13, in the Office of the Chancery Clerk of Lamar County, Mississippi; and
WHEREAS, Vanderbilt Mortgage and Finance, Inc., the holder of said deed of trust and the note secured thereby, substituted Lori C. Baird as Trustee therein, as authorized by the terms thereof, by instrument dated March 5, 2020, and recorded March 13, 2020, in the Office of the aforesaid Chancery Clerk in Deed of Trust Book 1786 at Page 276; and
WHEREAS, default having been made in the terms and conditions of said deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Vanderbilt Mortgage and Finance, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, substitute trustee’s fees and expenses of sale;
NOW, THEREFORE, I, Lori C. Baird, Substitute Trustee in said deed of trust will, on the 6th day of August 2020, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the main entrance of the new Chancery Court Building at 403 Main Street, in Purvis, Lamar County, Mississippi, the following described property situated in the County of Lamar, State of Mississippi, to-wit:
The following described land and property situated in Lamar County, Mississippi, to-wit:
All of Lot 8 and a part of Lot 7, GREENLAND HEIGHT SUBDIVISION NO. 2, Lamar County, Mississippi, and more particularly described as Beginning at the Southeast corner of said Lot 8; thence East (measured North 89 degrees 07 minutes 30 seconds East) 302.85 feet; thence North 00 degrees 21 minutes East 215.56 feet to the South line of Sherri (Maplewood) Drive; thence South 84 degrees 50 minutes West and along said South line of Sherri (Maplewood) Drive for 120.91 feet to Northwest corner of Lot 8; thence South 41 degrees 17 minutes West and along the Western line of Lot 8 for 278.5 feet to the Point of the Beginning.
ALSO: One (1) 2009 Clayton manufactured home, Serial No. CS2010449TN.
Said property shall be sold as is, where is. I will convey only such title as is vested in me as Substitute Trustee. The full purchase price must be paid in cash or by certified funds at the time of sale.
