STATE OF MISSISSIPPI
COUNTY OF LAMAR
WHEREAS, on December 18, 2008, LEVAR LEGGETT AND SHRONDA T. CARTER executed a promissory note payable to the order of U.S. Bank Trust National Association, as Trustee of the Igloo Series II Trust; and
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated December 18, 2008, executed by LEVAR LEGGETT AND SHRONDA T. CARTER, HUSBAND AND WIFE, AS JOINT TENENTS and being recorded in Book 1148, at Page 636 of the records of the Chancery Clerk of Lamar County, Mississippi; and which aforesaid Instrument conveys to Charles A. Myers, Trustee and to U.S. Bank Trust National Association, as Trustee of the Igloo Series II Trust , as Beneficiary, the hereinafter described property; and
WHEREAS, said Deed of Trust was assigned to U.S. Bank Trust National Association, as Trustee of the Igloo Series II Trust by an Assignment filed of record on November 9, 2016 and recorded in Book 1602, at Page 30 in the office of the Clerk of the Chancery Court of Lamar County, Mississippi; and
WHEREAS, U.S. Bank Trust National Association, as Trustee of the Igloo Series II Trust, having executed a Substitution of Trustee to substitute Marinosci Law Group, PC as trustee in the place and stead of Charles A. Myers, the same having been recorded in Book 1791, at Page 219 of the records of the Chancery Clerk of Lamar County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, PC, Substituted Trustee in said Deed of Trust will on July 23, 2020, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Lamar County Circuit Court, located at 203 Main Street, Purvis, Mississippi, the following described property located and situated in Lamar County, Mississippi, to wit:
LOT 28 OF CLEAR CREEK SUBDIVISION, PHASE I, OF LAMAR COUNTY, MISSISSIPPI, AS PER THE MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF LAMAR COUNTY, MISSISSIPPI, AT PLAT BOOK 3, PAGE 316, SLIDE 380.

More commonly known as: 33 WOODSIDE, HATTIESBURG, MS 39402
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
As the undersigned Substituted Trustee, I will convey only such title as is vested in me under said Deed of Trust.
